Splitting a Spring Break Condo 6 Ways: The Math and the Etiquette

Splitting a condo is simple until it isn’t. Here’s the system that keeps groups together through March.

The math

Total cost is rent plus every fee (cleaning, deposit, parking, resort) plus tax. Get that number from the property before anyone commits. Divide by the number of people who have actually paid — not the number who said “I’m in.”

Two fair ways to split:

  • Equal shares. Everyone pays the same. Simple, and it’s what most groups do.
  • By bed. Private bedroom pays more, pull-out couch pays less. Fairer, and worth it if the unit has one great room and one bad one.

Decide before you book. Nobody agrees to a bed premium after they’ve already got the good room.

Collecting the money

  1. One person books and is the single point of contact with the property. That person also holds the deposit.
  2. Everyone pays a non-refundable deposit within one week of booking. People who don’t pay by the deadline aren’t on the trip. This sounds harsh; it’s the rule that saves the trip.
  3. Second payment due 30 days before check-in.
  4. Keep a shared spreadsheet or a group payment app with the ledger visible to everyone.

When someone bails

Someone will. The rule, agreed up front: their deposit stays in the pot, and if they can find a replacement the replacement pays them back. If not, the deposit covers part of their share and the rest is split. Written down in the group chat in October, this is a non-event in February.

The security deposit

Whoever booked is on the hook for it. Agree that any damage or fine is split among everyone unless one person clearly caused it. Then read the rules and don’t cause it.

The etiquette

  • Guests: the property’s occupancy limit is the limit. Not “plus a few.”
  • Quiet hours: someone in your group will be the one who gets everyone evicted. Decide now it won’t be you.
  • Groceries: the day-one grocery run is a group expense.
  • Check-out: leave it cleaner than the cleaning fee expects. Deposits come back faster.
