PCB Spring Break Lodging Red Flags: Fees, Deposits, and Age Rules

Every March, groups show up in Panama City Beach to a property that won’t let them in, a fee they didn’t see, or a listing that doesn’t exist. Here’s how to see it coming.

Red flags in the listing

• No spring break policy stated. Properties that welcome student groups say so. Silence usually means “we’ll decide at check-in.”
• Age minimum buried in the fine print. 21 and 25 minimums are common. If the booker doesn’t meet it, you don’t have a room.
• Occupancy that doesn’t match the bedrooms. “Sleeps 12” in a two-bedroom means four people on the floor and a manager counting heads.
• Fees listed as “additional.” Ask for the all-in number: rent, cleaning, resort, parking, tax, deposit.
• Photos with no address or building name. You should be able to find the building on a map.
• Payment by wire, gift card, or app outside the platform. Walk away. This is the most common scam pattern.
• A price far below everything nearby for the same week. Peak-week PCB has a market rate. Way under it is a scam or a catch.

Red flags in the conversation

• Pressure to pay today “or lose it.”
• Vague answers about the guest limit or the deposit refund.
• A different name on the payment than on the listing.

What good looks like

• A written spring break policy: age minimum, occupancy, quiet hours, deposit terms.
• All fees in one number before you pay.
• A real management company or a platform with a cancellation policy.
• A named building you can look up.
